Sam Boraie, vice president of Boraie Development, has partnered with basketball legend, rap star and actor Shaquille O’Neil on one of the most ambitious real estate development projects in Newark’s history. The 23-story One Riverview will be a mixed-use, postmodern masterpiece that will use significant aspects of the site’s original building. Once the city’s largest malting factory, the old Art-Deco structure will serve as the new high rise’s facade as well as providing accents throughout the interior.

But Boraie had to stretch to convert the $60,000,000 project from Prussian blue into shimmering glass and steel. According to PR News, no traditional financiers wanted to touch the project. Newark’s reputation as a crime-ridden mega-slum is entrenched in the New Jersey banking community psyche. Boraie, always the creative deal maker, found a solution. Shaquille O’Neil, the world-famous basketball superstar, has always been heavily involved in civic leadership around Newark, his hometown. Boraie thought that he could sell O’Neil, who has gained a post-basketball reputation as an astute entrepreneur, on the idea of constructing the project. This wouldn’t just be any apartment and condo space, it would be signal of economic vitality and excellence. One Riverview’s groundbreaking would mark the official first day of Newark’s urban rebirth.

For most other ambitious businessmen, such talk might be dismissed as high-minded fantasy or even self-indulgence. However, Boraie had the track record to show that he wasn’t just another do-gooder with a half-baked plan. His company, Boraie Development, is widely credited with nearly single-handedly transforming New Brunswick, New Jersey, from forgotten slum into alpha city. Shaquille O’Neil was listening.

Boraie went over the numbers. It would be close but with a sizable cash infusion from O’Neil, which would earn him a sizable ownership stake and an option on the penthouse suite ownership, the project was viable. Boraie didn’t half-step on the accounting. The estimates were right on the money, as they always have been on Boraie projects. O’Neil agreed to do the deal and the groundbreaking went ahead.

The project ran into a few political bumps, reveals the NY Times, but today, it’s proceeding forward. It will be the highest building constructed in Newark since 1962. If things go as Boraie and some observers think it will, watch for Newark to become one of the nation’s hottest housing markets over the next decade or two.
